STATION NO. 4



We have made a proposal to aCquire and operate Station No. 4
A retired fire station in the central west side of Des Moines, Iowa.

The proposed use includes a dual use as a restaurant and music venue
ALSO SERVING AS AN EVENT SPACE

The straTEGY is to create a neighborhood style family friendly restaurant which is inviting to both area residents, and tourists alike.

Retention of the original curb appeal with minor changes to the aesthetic and some floor plan changes to the structure.

our development plan will use the existing spaces to divide the venue side from the main restaurant, while adding patio space for outdoor dining, bike racks for neighborhood, and trail riding guests.

In the venue we will work on a sound design that will prevent excessive noise to neihghbors, and filter light from passing traffic so as to not cause a distraction or disturbance. This design will be tested and metered.

we plan to work with the adjoining neighbors and neighborhood associations
to host an annual event with free music, discounted food, and even some food trucks!

WHILE PROVIDING A NICE ARRAY OF IOWA RAISED BEEF lamb AND PRODUCE

THE VENUE
WILL host LOCAL talent while paying them for their services
will host regional up and coming shows at a fair ticket price
will draw national touring acts from rock, r&B country, hiphop
and more!

We will ALSO be able to host larger family and community events

great food in a relaxed and intimate atpmosphere
also offerring dining on the veue side so guests
can choose wether they would like to hear the bands play*
or be in a more conversation friendly atmoshphere

LOCATION RESTS ON THE EDGE OF TWO PROMINENT NEIGHBORHOODS
FORMERLY KNOWN AS DES MOINES AFFLUENT UPPER WEST SIDE
NOW BEING THE HISTORICAL RIVERBEND NEIGHBORHOOD
AND BORDERING ALSO THE CHEATHAM NEIGHBORHOOD
NAMED AFTER WELL KNOWN CIVIL RIGHTS ACTIVIST

THE CITY
FOUNDED AS fort des moines in may of 1843
at the confluence of the des moines and raccon rivers
and then being moved 5 miles south to the permanent home of fort des moines
where in 1901 it was commissioned and came to be known for its historic role in training african american soldiers

located conveniently at 9th and university
which connect the central city to the south side
and the far reaches of western suburbs and to the east hwy 163
and iowas state fairgrounds
2-3 minutes from i-235
and 2 miles in any direction from a bicycle tral
we do plan to install bicycle racks, and in addition
will have vehicle parking easily accessed from 9th street

the idea
is the brainchild of underground hiphop artist and band manager
ninexruff
a des moines native
whom also was a founding sponsor and member of
the greater des moines music coalition
and served as
music commissioner for
the city of des moines
being appointed in 2006

This proposal has been made by a former music commissioner, and founding member of The Greater Des Moines Music Coalition - Former host of 80-35 Music Festival





PERFECTION IS ACHIEVED NOT WHEN THERE IS NOTHING MORE TO ADD, BUT WHEN THERE IS NOTHING LEFT TO TAKE AWAY.



* Dining while watching the band subject to ticket price only on prime nights. Local artists will be hired for dining guests to enjoy at no extra cost on certain nights, distinguishable by calander notes.**
